We have set up a program for Owners, family, and friends, who want to buy additional weeks at the Aruba Ocean Club (AOC)/Aruba Surf Club (ASC) or want to sell their weeks. You do NOT pay Marriott a 40% commission if you advertise on this web site and sell your unit on your own.

Marriott will still list yourproperty for a 40% commission to Marriott. Ask Marriott Resale's about it. You can also do an equity trade with Marriott for the new property. Call MARRIOTT central listing at 1 877 682 4547 (1 877 MVCI LIST) to list with Marriott. This is an open listing and does not prevent you from selling it on your own.

Remember, if you list and sell with the 40% commission through Marriott, the buyer will not only get Marriott Reward points ranging from 25,000 on up at time of purchase, but will be able to trade for points every other year. Some Owners feel that this incentive is very worthwhile, others do not. If you sell outside of Marriott, all the privileges for the buyer are the same, including the ability to trade within Interval and Marriott. The only thing that you and the buyer lose is the ability to get or trade Marriott Reward points for the sale.

The Aruba Ocean Club Cooperative Assoc. will charge a small advertising fee ($25 per unit listed) for newsletter and web page ads for one year.

Our goal is to have Owners happy as members at Marriott's Aruba Ocean Club. We will now list any other Marriott Vacation Club Property for Sale belonging to an owner. The costs are the same. Transferring your unit in Aruba requires the following:
1. Find a purchaser.
2. Marriott has a first right to purchase your unit back, so as not to delay your sale, once you have found a buyer, call Marriott's resale's department at 877-682-4547 to see if they are interested in your unit.

You can email the request to mvcirofr@vacationclub.com the email only needs to have the name and address of the buyer, the customer number, inventory number and the name(s) of the seller(s). Currently, their email reply is all that's necessary to proceed with the transfer. However, upon request, Resale Operations will forward a formal waiver document.

3. You must pay off (if any) the outstanding mortgage on your property.
4. Find your original share certificate (if you have a mortgage, the lender will have it) which you received at time of purchase.
5. Get the transfer document form from Marriott Owner Modification 800-860-3455x4463 (cost $100)
6. Complete the transfer documents (1 signed by original Owner/other signed by new owner)
7. Owner Modification will make the changes necessary and issue a new share certificate to the new owner.

* Aruba does not have a requirement for recording of certificates. So the process can be completed rather easily by yourself with the help of Marriott's Owner modification office. You can hire a lawyer or closing company, but it is not required. If you do not want to get involved and do the paperwork you can hire a third party to handle your closing and contact a title company.

Note: According to the Vice President of Marriott's Owner Modifications department - Leslie Branham - please understand that it may take up to 30 days from the time Owner Modifications receives all the signed forms from either the closing agent or the seller and purchaser before the transaction processing timeline begins. When utilizing a closing agent or attorney, their period begins when the Owner Modifications department at Marriott receives all the completed documents from the closing agent or seller/purchaser. The process currently averages 30 days from receipt of all completed documents at the Owner Modifications Department address (if you have an outstanding loan/lien on your unit - it may take an additional 2 weeks to insure that the loan is free from clams and clear ownership can be given.)

PRICING
One additional note on the resale information. I have discussed in detail the commission structure with the Marriott resale department. The 40% commissionrate is set across the board for all Vacation club properties. I was informed that because of the difficultly in selling timeshares, (which according to Marriott take an average of 1 year) costs by the Marriott resale's department averages over 40% with points, commissions, bonus packages, previews, promotions, etc. The 25% rate if you bring your own NON-MARRIOTT BUYER is still an option. If your buyer is in the Marriott sales data base you will not be eligible for the reduced rate. Also, Marriott has a first right to purchase your unit back, so as not to delay your sale, once you have set your price and find a buyer, a call to the resale's department will quickly tell you if they are interested in your unit.
